LANDMARK CUSTOM RANCHES DEVELOPMENT ANNOUNCES CLOSING ON LAND
FOR MULTI-MILLION DOLLAR HOMES AT WESTON BORDER
WESTON,
FL-- Partner Roy Oppenheim of
the law firm Oppenheim Pilelsky and outside general counsel for
Landmark Custom Ranches (http://www.landmarkcountry.com),
has announced the closing on one of the larger undeveloped land
deals in the county. The deal calls for Landmark to build up to
50 homes, starting at $1.4 million, approximately one mile south
of the Weston city limit in the rural southwest town of Southwest
Ranches.
In February, developer, Rick Bell received approval from the Southwest
Ranches Town Council to build these homes on 138 acres between
Southwest 166th and 172nd avenues on the north side of Stirling
Road. According to Oppenheim, the community will be designed to
fit in with Southwest Ranches' rural motif with homes spread out
on lots ranging from 1.6 to four acres. The development will also
include a 17-acre wetland preserve.
"This deal represents a tremendous departure from the restrictions
in other developments," says Oppenheim. "In both design and function,
these new homes will bring western Broward County to a new level."
The purchase price of the development was $4,875,000 sold by Bianco
Family Ltd, who was represented by the law firm Pallotto & Hayson
of Hollywood. Colonial Bank lent $9.65 million for the acquisition
and the development of the property, which allocated $6 million
for construction and $3 million for the acquisition. Colonial
Bank was represented by the law firm Camner Lipsitz & Poller LLP
of Coral Gables. The first set of homes are scheduled to be completed
within 18 months. Each home by deed restriction will be required
to have its own gate, rather than being a gated community. No
streetlights or sidewalks will be allowed and animals will be
encouraged because each home will have so much land.
